These terms are not your work agreement

These terms govern the website. They are not the agreement for any irrigation, drainage or landscaping work.

Submitting the estimate form does not create a contract and does not commit either of us to anything. If you decide to hire Woods, the terms of that work - the scope, the price, the schedule, and anything either side promises - are what you and Mike agree between you directly.

Nothing on this website overrides, limits or replaces what you agree with him about the actual job.

Estimates and pricing

Estimates are free and carry no obligation. An estimate is a quote for a specific job after Mike has looked at it, and it is not a fixed price until he tells you it is.

This site does not publish prices. Any figure discussed by phone, by text or in person is subject to what he actually finds on site. Buried lines, root damage, grade problems and the real condition of an existing system are things nobody can assess through a web form.

Submitting the form is a request, not a booking. We aim to reply within one business day, and that is our intention rather than a guarantee. If something is urgent, call or text.

What is on this site

The service descriptions, photographs and guidance here are meant to explain what Woods does. They are general information about the trade, not a diagnosis of your property, and they are not instructions for work on your own irrigation, drainage or landscaping.

Every yard is different, and irrigation lines, drainage runs and utilities are not where you expect them to be. Ask before you dig.

We try to keep the site accurate and current, but we do not promise that every description, photograph or detail on it is complete or up to date at the moment you read it.

Reviews and photographs

The customer reviews on this site are real reviews left on our Google Business Profile, reproduced word for word and unedited. They describe those customers' own experiences on their own properties, and they are not a promise that your job will go the same way.

The photographs are photographs of real Woods jobs. They show what was done at that property, under those conditions and to that budget. They are not a representation of what another job will look like, how long it will take, or what it will cost.

Using this site

You are welcome to browse the site, print pages from it and share links to it. Please do not:

• Copy the site's text, photographs or design for another business's website or advertising
• Submit the estimate form with information that is not yours or is deliberately false
• Use automated tools to scrape, overload or probe the site
• Try to interfere with the site or reach any part of it that is not public

Names, images and content

The Woods Landscaping & Irrigation name and logo, the wording of this site and the photographs of our work belong to Woods. The site itself was designed and built for us by our web provider.

You may not use any of it to represent another business.

Links to other sites

This site links out to our Google Business Profile, our Facebook, Instagram, Yelp and Nextdoor pages, and to Google's own privacy and advertising controls.

We do not control those sites. We are not responsible for their content, their availability, or how they handle your information once you are on them.

The site is provided as it is

We work to keep the site available and accurate, but we provide it as it is. We do not promise that it will be uninterrupted, error free, or free of anything harmful.

To the fullest extent Florida law allows, we make no promises about this website of any kind, stated or implied. If you need certainty about your own yard, ask Mike rather than relying on a web page.

Limits on our responsibility

To the fullest extent Florida law allows, Woods is not liable for indirect, incidental or consequential loss arising out of your use of this website, including lost time, lost data, or a decision you made based on something you read here.

Again, this section is about the website. It is not a limit on our responsibility for the work we actually perform, which is governed by your agreement with Mike and by Florida law.

Florida law

These terms are governed by the laws of the State of Florida, without regard to its conflict of laws rules. Any dispute about this website will be brought in the state or federal courts located in Hillsborough County, Florida, and both of us agree to that venue.

If any part of these terms turns out to be unenforceable, the rest of them stay in effect.

Changes to these terms

We may update these terms. The current version is always the one on this page, with the date shown at the top of it. Continuing to use the site after a change means you accept the updated terms.
